During the time of this report – No new construction, No new townhouses on the market.

1. $0-300 price point is virtually gone. If you are looking for low priced properties, you are out of luck at present. There are just a few properties at this price point.

2. $701-1000 had the largest volume increase by price point. Prices have advanced and now this bracket shows to be the largest price segment.

3. $1000-2000 had the biggest year on year increase in SOLD volume. Buyers with strong buying power are completing deals on the Eastside.

4. $2000+ had a slight increase in SOLD volume.

5. The SOLD volume was down 9.6% Year on Year.

6. All price points under $700 were drastically down by SOLD volume.

7. The median SOLD prices increased nearly 6% during the year and 12.7% year on year.

8. The 3 bed 2 bath 1800-2200 SqFt house only SOLD 15 at a median price of $607,000 up 9.4%.

9. The median house 4bd/2.5bth/2320SqFt SOLD for 743,750, an increase of 11.25%

In a nutshell, prices are going up. Inventory is going down. There are buyers in the market and Eastside sales are trending toward higher end properties.
